Land

Fairview consists of 113.47 acres in Hanover County, Virginia. It is located within the I-95/Old Ridge Road/Hickory Hill Road Economic Development Zone(EDZ) as an Emerging Employment Hub. Zoning on the property is currently A-1 with significant potential for rezoning based on Hanover County’s 2023 Comprehensive Plan. Currently, there are approximately 45 acres of land planted in north grass hay/pasture blend. There are 18 acres over seeded in crimson clover and rye. There are five main pastures that are fenced in and ready/hot for horses or cow/calf. The hay yield is 200-600 round bales per year, which is rain dependent. The rear of the property is wooded and backs up to over 2000′ of water frontage on the South Anna River.

Main Barn

This horse boarding barn features six stalls. All stalls are accessed via a center throughway. This building also has a main tack room that is closed off from the horse area and can be locked if needed. The building also has a 60′ x 15′ storage and work bench area with concrete floor. This area is equipped with large commercial/industrial grade steel shelves. There is plenty of power outlets and lighting throughout this building.

60' x 40' Steel Building

This steel building (open on north and south side) is great for storing hay bales, farm equipment, or vehicles. There are extra pieces of prefabricated steel sections that convey as well. These are modular pieces and could be used to close in either side, if desired.

104’ x 28' Workshop

This workshop/gym has 2″ closed-cell spray foam in the roof deck and 1″ in the side wall. A 20′ section on each end is finished with R-13 pink batting on top of the spray foam and the wall is closed with OSB sheathing. The two ends have partition walls and a walkway into the main center area. The main center area of the workshop has a gas stove/oven with an outside, above-ground, 500-gallon propane tank, and a full bathroom with stand-up shower, sink, and toilet. This building is fully conditioned by a mini split heat pump providing heating and air conditioning.

Double Red Barns

Each of these barns provide two private stalled horse quarters and locked, private, insulated tack rooms (4-total). Each building opens into a large private pasture. The horse stalls are designed to be multi-purpose rooms. These stalls are suited for large horses, birthing areas, cow/calf husbandry, etc. Each building has its own water and power while the building has side wall R-13 insulation batting.

Chicken and Duck Habitat

Chicken living quarters with an outside half-covered run, separate brooding area and everyday storage of feed and supplies, and a seasonal storage area for larger, less frequently used items. The duck area is a 30′ x 15′ covered pitched roof, predator-safe enclosure.

Ponds

There are three small ponds on the property. The pond that is pictured is great for fishing and is a nice place to relax and enjoy the peace and quiet of the countryside.

Caves

If you are into exploring, this property has a few unique, natural amenities. There are two impressive caves toward the rear of the property in the forest.

River

The southern border of the property is the South Anna River. This river connects with the North Anna River about three miles to the east, forming the Pamunkey River. Kayaking, fishing, and swimming can all be found a short walk through the woods in your backyard. This property includes over 2000 feet of water frontage along this majestic river.
